Building Industry Outlook
+ Case studies of Spire's work in the Building sector
Strong economic growth in Asia has supported the appreciation of property prices since the year 2000, although the market has cooled considerably since the second of half of 2008, with growing uncertainty in economic conditions. The cutting of interest rates and the expectation of increased government spending has only partly compensated for weakened demand. However fiscal stimulus measures will see increased spending on the construction of national infrastructure and public buildings over the course of 2009-2011 in many emerging countries.
Local developers can look forward to more joint-venture (JV) development opportunities as global players hedge their bets on government-funded infrastructure projects. China and India have been among the rising stars for JV development opportunities.
Among the projects that will be implemented, environmentally-sound construction will be a major theme, even in emerging markets. Green construction standards – the use of energy efficient lighting for example – is enjoying widespread government support in countries like Australia, Singapore, Malaysia, Korea and Taiwan.
Pre-fabricated construction materials are also gaining ground, particularly in more developed markets, due to their ability to reduce construction time and material waste. “Pre-fab” is poised to enable the delivery of the mass-produced Green homes of the future.
In today's highly-competitive environment, developers and their contractors need to weigh the threats and opportunities that arise from the economy’s health, green concerns and government agendas.
